Carindale topped all other suburbs in Brisbane when it comes to rent prices for units.

Latest research from the Domain Group found the commuter hub located about 10 km away from CBD to be the most expensive Brisbane suburb to rent a unit, based on quarterly data. Average rent in Carindale was $510, slightly higher than in Brisbane City and Teneriffe. Newstead and Bulimba came fourth and fifth, respectively, in the list of most expensive suburbs to rent a unit.

It came as a surprise that Carindale and not an inner city suburb registered the highest unit rental rate, but a closer look at the suburb will easily explain why it was relatively expensive.

The suburb offers attractive lifestyle to residents. Not only is it home to one of the biggest Westfield shopping centres in Brisbane, but it also offers excellent convenience to families. Everything that a family would want is conveniently accessible in Carindale.

There is something for everyone in Carindale, whether the family loves shopping, outdoor activities, sporting activities or even a quiet neighbourhood. Carindale’s attractiveness is also helped by good public transport and schools that are performing well. Many families are said to be moving to the area primarily to avail of education from nearby schools such as Mansfield State High School and Citipointe Christian College.

The study also identified suburbs that are pricey when it comes to house rental. Pullenvale is found to be most expensive at a median weekly rent of $870, followed by Chelmer, Samford Valley, Brookfield and Bulimba.

Strong Demand Pushing Rental Price

Rental price in Carindale is driven primarily by the strong demand. Because many families wish to live there, apartment units are hard to find in the suburb. The visits per property are also well above the average visits per property in all of Queensland.

Agents can attest that any unit available to lease in Carindale gets taken immediately. This is something positive for the investor who wouldn’t have to advertise too much since people are truly looking for space to rent.

The high price is also due to the good quality units usually found in the suburb.
